What is Project Management?
Established in 2004 A&R Project Management we offer a professional project management service to clients wishing to handover the aggravation of co-ordinating a development project.
Below is a more detailed description of the key elements of the A&R project management service.
Professional Services
Clients may already have plans, planning permission or an architect, however if not these can be organised.
Consulatation/Liaison will all relevant parties in order to complete plans to the required standard, to meet budgets and to ensure that no issues are likely to arise at a later stage.
We are ideally involved during the early stages of the scheme´s conception in order that we can cement relationships with the architects, constructors, etc, and helping to mould the outcome from the start.
Workforce
A&R is able to source the entire workforce, using the most appropriate and best skilled individuals required to complete each element of the project.
If you have a builder or other trade you already have confidence in, then we are happy to instruct them to carry out all or part of the work.
If required, we are able to obtain three estimates from the relevent trades and liaise directly with the client to select the favoured contractor – taking into account price, availability, references and ability to work with other trades.
Alternatively, we use our own proven contractors, from whom we feel confident we can attain the best prices. At the same time we are able to maintain complete control due to our past history with them and the fact that they invariably work with us on multiple projects.
Please note:
Payment to the contractor is always controlled by the Project Manager and payments are only made on completion of each agreed stage of work, unless authorised by the client to do otherwise. The project Manager would sign on behalf on the client to release funds to the builder.
Management
Weekly site visits
Weekly reports and photos, so you can see the progress of your project.
Weekly contractor contact or as needed.
Regular client contact
Monthly project analysis including balance sheet control detailing current expenditure, progress report relating to the initial programme and against the payment structure.
Fees
The A&R Project Management fee is 5% + VAT of the assessed cost of the project. Full details of what the project management services comprises will be documented and agreed at the outset of the project.
Our fee is payable in a variety of ways, depending on the extent of the project-we are happy to discuss this with you.
